Barlow park LE management needs to prioritize their clients needs! There is no way that visitors and residents can be treated the same at a rented business area; Estate! Residents must be given first preference when it comes to securing the safety and wellbeing of their clients because they pay rentals! Paying rent must be a package that includes car parking areas that must be safe, both day & night, have shelters, access control and maintenance. Victors can park outside because they not staying there for long, there can never be a random parking for both residence and visitors with the same treatment??? the security of the residence cars gets compromised because visitors can easily steal and leave with small items at the security search. Residents cannot gain the same access at the gate control as visitors, it's unfair for people who pays to be treated the same as none payers

Oh the cockroaches bandla and my unit is a unit away from the floor bins. Worse they charge for fumigation, time i keep my flat spotless I even got one of those things to place under the doors to prevent the cockroaches from crawling into my flat. I honestly cannot wait for my lease to expire so that I leave. Don’t get me started on the noise, the alarms that go off in the middle of the night Yho I’ve had it with this place mxm. Please don’t bother responding with your AI generated responses.
I live here and we are being extorted by the securities and building management and securities, they switched off my electricity last night claiming someone complained about noise but there was no complaint on my app. Securities go around listening for noise on peoples doors switch off your lights and claim that a tenant complained until you pay them to switch your lights back on. Last night I came back from News cafe with my lights off and they told me that they can’t do anything about it I should come back at 06:00, it’s now 08:36 and I don’t have electricity securities on duty say I must come back at 11:00 only because I don’t have money to pay them while people who make noise in my corridor get away with it by bribing securities. I was not aware of this extortion when I moved in here.
If I could give it a 0 I would. I moved in, in 2024 when the place opened. There were practically no amenities and constant power and water outages however, maintenance was responsive and things could get fixed with a quick turnaround time. If I could give a rating for 2024 = 1/5. Things improved with the opening of the study area, gym, studio and eventually the small pool. However, there was a constant outbreak of pests and no effective pest control in the building. I would have to buy myself fumigation items for the pest control and no matter how many times I would fumigate, there was no success because of the overall outbreak throughout the building. Then as the building welcomed more tenants, the good thing about quick maintenance disappeared. There are too many tenants and I never got the assistance that was required (after months). Then if the pests were not an issue, the monthly statement would be a cause of debate with inexplicable charges for heating. From the day I moved in to the day I moved out, I was charged an "estimate" for cost of heating, even though I sent multiple queries flagging this, this issue was left unresolved. Then once I left (even though I had hired cleaning for the apartment) I got charged R1600 for maintenance (remember they did not respond to any maintenance queries over the sustenance of my lease and now when it suits them, I get charged such a fee). So my rating for 2025 would be = -1/5. Unfortunately this platform does not allow us to make such a rating. Overall, as mentioned above, if I could rate this place 0 I would. P.S. my deposit over this period only made an interest of 0.7%. To anyone considering it, go if it makes sense for you. You will save a few bucks but will pay it back through (i) your deposit (ii) and your peace of mind. And remember, cheap, is expensive Edit (after their response on 24 February 2026): They have suggested that I reach out to them via the email below regarding this. However, they still haven't replied to any of my queries mentioned above to the very same email. They quite literally ignored it, so do not pay much attention to this PR response.
I genuinely cannot wait to move out of this complex. Where do I even begin? Management is slow, unresponsive, and frankly incompetent. Complaints go in one ear and out the other. There is zero urgency when it comes to addressing ongoing issues that affect the quality of life of residents who actually follow the rules. Noise and weed smoking are constant problems that management refuses to take seriously. Loud music at all hours, hallways that reek, and what’s done about it? Absolutely nothing. It’s become clear that the comfort of considerate tenants is simply not a priority here. Living in a shared complex comes with responsibilities, and too many tenants here enabled by management’s indifference don’t seem to grasp that. Security has completely lost the plot. Rather than being a resource for residents with legitimate concerns, they’ve developed an attitude toward the people who actually bother to report problems. That’s backwards. And then there are the roaches. Unsanitary tenants leave filth that inevitably spreads into clean units. It’s unacceptable, and it’s a direct result of management failing to enforce basic standards of cleanliness and conduct. To management: if you’re reading this, please do not respond with a copy-paste, AI-generated non-answer about how you “take all concerns seriously.” We can see through it, and it changes nothing. If you genuinely care, act on it, enforce your own rules, hold problem tenants accountable, and treat your responsible residents with the respect they deserve. To anyone considering moving here: look elsewhere.
