Our experience living at Bergenzicht Estate We are tenants at Bergenzicht Country Estate, and after our experience over the past several months, I feel prospective residents deserve to know what our experience has been. This has not been about one isolated incident. We have experienced ongoing problems involving drainage and sewerage, estate management, communication and HOA-related matters. The most serious issue has been a recurring sewerage/drainage failure at the property. After professional drain cleaning that we paid for ourselves in February, the problem returned in March. We repeatedly reported the issue and provided photographs and contractor reports. By May, the estate's appointed plumber had documented a serious obstruction, broken/dislodged access points and suspected a collapsed sewer pipe, recommending excavation and repair. Despite this, the problem continued while responsibility was disputed between the house side and the Body Corporate/road side. The sanitation problems continued into July and ultimately became serious enough that we notified the agency that we were moving out for our safety. Excavation was finally undertaken on 12 July. Approximately two metres of damaged sewer pipe were replaced, and the contractor's report recorded a cracked and ruptured pipe with hardened concrete inside the sewer. The report attributed the damage to construction of the boundary wall rather than normal wear and tear or tenant misuse. We have also had other estate-related issues, including a disputed HOA fine relating to shade netting which we maintain was not installed by us, as well as a concern regarding a speed bump directly outside our bedroom. The most frustrating part has been the amount of time and administration required from us as residents just to get matters addressed. We have repeatedly reported problems, supplied information, followed up, requested feedback and escalated matters. We are now taking the outstanding issues forward with our attorney and have retained the relevant correspondence, reports and photographs. This review is simply our experience as tenants and residents. We are not suggesting every resident will have the same experience. However, if you are considering renting or purchasing at Bergenzicht, I would strongly recommend asking questions about: • How maintenance problems are escalated • Who is responsible when infrastructure problems are disputed • How HOA complaints and fines are handled • How long unresolved maintenance matters typically take • What recourse residents have when repeated complaints do not result in resolution We genuinely hope the remaining issues are resolved. But based on our experience, prospective residents should do their own due diligence before committing to living here.
