Excellent location, sea-views, very neat and well secured complex. Close to shops and schools.

All these developments have cut off access to the hiking trails and lovely places one used to walk by at the sea. It is shameful how public places get overtaken by developments and there are fewer and fewer places where hikers can enjoy natural places.

Complex are very neat. This is one of the few.places in Mossel bay where you have some Seaview but are on level ground. The neighbours are friendly. This is a quiet and tranquil environment. If all night parties and dancing is your thing you will not like it here. If peace and quiet is your game you are at the right spot.

Unfortunately, my experience has been very negative. The HOA does not appear to know what they are doing, and their management of the estate reflects a lack of consistency and understanding of proper regulations. Rules are often enforced unevenly and, at times, seem to go beyond what is reasonable or aligned with South African law. There is also a clear sense of bias, where certain residents—especially homeowners—are treated differently from others. This creates an unfair and uncomfortable living environment. The estate feels overly restrictive, particularly for families and pet owners. Even normal, lawful levels of noise over weekends seem to be frowned upon, making it difficult to feel at ease in your own home. Overall, the atmosphere is controlling, inconsistent, and unwelcoming.
