It is a nice place and has a young crowd of people . It has a pool tennis court and a club house. it is not too bad in terms of security but above all its is good

!!!!Buyer beware!!!! This complex was once a quiet, well-maintained, and orderly place to stay. Post-COVID the complex has seen a noticeable shift in terms of upkeep and residents. The area has issues with water almost weekly and oftentimes there is hardly communication as these are unscheduled. Many residents have little to no decorum and no consideration for noise levels. The complex clearly says no loud music and yet some residents insist on playing loud music at late hours in their places or in their cars especially on weekdays. Security does not enforce these rules. On numerous occasions I have found half empty bottles alcohol either left under light fixtures or in bushes. This complex is meant to be child-friendly and yet a child can still find a glass sometimes with alcohol bottle whilst playing. Finally, the surrounding area is plagued with potholes and in my opinion is not necessarily the safest to walk around in as there is a tavern down the street and attracts very sketchy characters. TL; DR - Water issues, rowdy neighbors, litter, unsafe surrounding area.

Very safe safe. I love the security staff, they're always so friendly and helpful. I would be giving them 5 stars if the management had been swift in sorting out the water that was leaking from a unit above me for more than a month

Stayed here for a good 5 years, had the best landlord! Security tight, Estate Manager Monique 10/10, she was sometimes moody but communication was good. there was a period Ferndale struggled with water due to road construction, we were ahead and always prepared cause we would be told on time, Security very strict sometimes annoying buh I guess is for everyone's safety. always clean. I totally recommend the place.

ELECTRICITY CHARGES APPLIED DURING ZERO USAGE After 17 years as an owner at Brushwood (managed by Venkam Properties), my exit was marred by unexplained electricity charges and a lack of accountability. THE DISPUTE I formally disputed historical electricity service charges and late fees levied while I was still the owner. Service charges (R35.17) were applied during months of ZERO USAGE, and late fees (R15.00) appeared inconsistently applied compared to other owners’ statements. Despite multiple requests, Venkam failed to provide the rule-based authority or the allocation formula used to calculate these unit-specific charges in a timely or transparent manner. TIMELINE OF EVENTS • 8 Oct 2025: Charges formally disputed. • 15 & 24 Oct 2025: I informed Venkam I paid clearance figures UNDER PROTEST solely to avoid delaying the property transfer. • 15, 24 & 29 Oct and 5 & 6 Nov 2025: Repeated formal requests for the matter to be escalated to the Trustees of the Brushwood Body Corporate for review. • 22 Oct 2025: Transfer took place. • 29 Oct 2025: Supporting documentation (COJ bills/tariffs) finally provided (7 days post-transfer). These documents were for irrelevant billing periods and failed to explain the calculations. • 3 Jan 2026: Response from the Body Corporate Trustees was only received after CSOS escalation. THE OUTCOME The matter was escalated to CSOS but ultimately declined on 11 Feb 2026 at conciliation on JURISDICTIONAL GROUNDS. Because the application was lodged after the transfer, the actual merits of the billing dispute were never formally determined. By delaying supporting documentation until I was no longer the registered owner, Venkam Properties effectively avoided a formal determination on these charges. The amount involved was small. The principle is not. Transparency is essential in sectional title schemes; exploiting legal grey areas to avoid accountability is unacceptable.
