If you want to live in what seems to be an extension of Delft & Phillipi then this is the complex for you to move to! Seems like the owners & managing agents have adopted the same outlook as to the new demographic of tenants that have moved in

Rental agent is great but thats where the service stops.... Utilities & electricity charged at rates 40-60% more than eskom PEX the utilities company is completely useless There is ZERO maintenance done, anything that breaks they charge you at double to cost of doing yourself. Our sliding door needed replacement and they wanted to charge us 4x what it cost to buy the units ourselves When moving out they charge you for every little thing & dont take wear & tear into account Thinkspeed the fibre provider is completely useless. You never get the speeds you pay for and other FNO providers charge under half to what the complex rates are as they have the monoploly!

Invitation Homes the managing agents are USELESS!! Never have i dealt with a team that doesnt work to create an environment in-line with their 21 page lease agreement! All strict on paper but when your neighbours are unruly & create noise & you complain about the noise nothing is done. Rather you are the one seen to creating issues because you wont put up with the whole Blue Downs community that visits & seems to have moved into the complex!

Extremely poor managing agents! Also expect to have your life interrupted by fire alarms going off all the time. Of late the quality of the tenants moving in has deteriorated significantly so one can expect large groups of extended families flocking in from Philippi & surrounds all with the intention of using the swimming pool & other facilities on site....

Nice looking from the outside BUT horrible living conditions from the inside. - VERY noisy (constant delivery motorbikes up and down all day; screaming kids most days; terrible echo between buildings so you hear every small noise which makes it sound even worse; cats fighting all hours of the day and night - at least two dozen cats here and they create havoc here; floors and walls are thin - you can hear everything around you; fire alarms going off constantly day and night and for ages at one time; very loud speaking garden maintenance and cleaners all day long and for some reason there is ALWAYS some kind of construction noise nearby and nearly every week there’s some form of disturbance) - expensive water/electricity in comparison to nearby neighbourhood (have to use the PEC app and they add on their extra admin fees on top of everything else - they charge 40-50% more than your regular prepaid channels) - EXTREMELY poor management team (where do I start?! I can’t even begin to describe the poor service so pls pls pls stay away from this complex - it’s a complete nightmare from day 1!) - terrible internet fibre provider (forced to use Thinkspeed and they are double in price to all the others and their speeds they provide no matter what ISP you use, are so slow with regular interruptions for hours at any one time, sometimes days!) - poor building construction (issues with mould so you can’t ever keep your windows closed and even when you keep windows open the mould still grows!) - with a communal pool and kids play area, expect every Tom Dick and Harry’s family member to come and visit and use it for their leisure, so forget about exclusivity to renters and forget about your rest - you won’t find a good nigh’s rest here with all the issues this place creates for you - upon exit take note you will be charged with hefty fees - even if you’ve kept your flat in good condition (no holes in the walls, no scuff marks on painted walls, etc) they will still charge you for repainting and will find the smallest issues to deduct from your deposit and even then will take upwards of 2 weeks to pay your deposit back if you’re lucky. And don’t dare to give notice within 40 days - again more big penalties to pay. Anything good here? Just the location and the fact that it’s fairly new and modern, gas stovetop burner and solar panels for the geyser - but to connect that is another headache on its own. So good luck if you end up here. Unless you’re desperate for short-term stay, don’t move here. You will have endless issues here.
