A deeply disappointing and distressing rental experience at Fynbos 2 I rented an apartment at Fynbos 2 from March to October 2023. What began as a promising lease quickly devolved into one of the most stressful living situations I’ve ever encountered. In early September 2023, I returned from a work trip to find my ground-floor apartment completely flooded with sewage water. The stench was overwhelming, and the damage to my personal belongings and furniture was extensive. Despite the urgency, management was unable to dispatch a plumber that evening—reportedly due to outstanding payments owed to the contractor by the corporate owner. A grounds manager had to drive in from Paarl to assist, and my friend and I spent the entire night clearing the water ourselves. I paid out of pocket the next day to have the apartment disinfected. This was not an isolated incident, it happened to another tenant but not to the extent that I experienced. Fynbos 2 suffered from serious plumbing issues (not sure if this is still the case or not). Once tenants moved into the unit above mine, their waste began backing up into my apartment due to faulty drainage. The resulting overflow led to the sewage flood—from a burst toilet. The psychological toll of living in constant fear of another incident was immense. I had to take precautions every time I travelled, removing items from the floor and safeguarding my furniture. INQB8, the managing agent, was unhelpful and dismissive throughout. Communication was routed exclusively through them, with no access to the property owners. My insurance claim was denied, as the damage was deemed the responsibility of the body corporate. INQB8’s response was to cite lease clauses absolving them of liability. I argued immensely to at least get reimbursed for the cleaning and disinfecting costs, which was eventually agreed to, but I was also met with a condescending suggestion that I should be grateful for a reimbursement of cleaning costs—framed as a “gesture of goodwill.” Despite repeated requests, I was not offered alternative accommodation, even though other units were vacant. I was told I would still be liable for early termination penalties. Ultimately, I chose to end my lease early, paying a R5,000 penalty simply to escape the anxiety and health risks of the situation. It is now July 2025, and the experience still lingers. I share this review not out of bitterness, but as a caution to others: do not rent at Fynbos 2. The infrastructure is unreliable, the management is unresponsive, and the lack of accountability is deeply troubling.
