A lot is terribly wrong with this place, When I moved in the geyser had issues, I reported it dozens of times and they claimed to have fixed it but it took 2 hours to make the water warm enough for a baby to bath in but chowed 5 units of electricity. went back and forth with them and at some point was even told to buy a geyser if I'm in such a rush. they ended up "fixing" it after a month and a half of back and forth. the geyser now takes 2 hours to heat up water for 2 people to have a quick shower without mixing cold water. all this at the cost of 7 units of electricity which cost R40 with their ridiculously high electricity rates,, They advertise the place as having backup power but those lights are off more than they are on during a 2 hour load-shedding. They force each unit to pay R200 monthly to buy "diesel", this levy is forcefully taken from us through electricity purchases. when you buy electricity no token comes out until the R200 ransom is satisfied Living at Kelvin Manor is like living in a student residence, As new tenants you will be told that you are making noise and should pay a fine of 2k if they tell you a second time in most cases you find that you're not even making any noise. the shakedowns happen very frequently Both security and management are very rude .

No matter what your circumstances are please do not move here. Unless are a fan of chaotic living conditions, load music and general anarchy, you will struggle. The NOISE, lack of maintenance and administration. No one to call for complaints, the intercom never works, security phone never works not to mention the absolutely horrific cellphone reception no matter which block you occupy. There will be power outages for days on end with 0 communication on why or how it will be resolved. There is also a roach problem which they do very little to mitigate against. Nice distance from Sandton, but that’s about it. Hate it so much.

Update (1 star): The admin staff is very disappointing. They will do everything to unfairly withhold your deposit when you leave, even if you have proof of how much you should get back. I was a good tenant and did everything right but that did not matter to them at the end. Original post: This is a well maintained complex. However, the network in the area is bad, so you have to get WiFi. Whatever internet service provider you choose—DO NOT CHOOSE VOX. They have the worse customer service imaginable. You will regret your decision.

I would not advise anyone to move here. The electricity is extremely costly and the place is not well maintained. It is extremely dirty in the corridors. When you move out, they come with a list of things to keep your deposit. My apartment was well maintained and I cleaned it before moving out, however, they made me pay for painting and cleaning which I believe is something they should pay for and not make tenants pay for that especially if you leave the apartment in the manner that you found it. They mentioned that I was supposed to clean the windows from the outside and my apartment was on 2nd floor which would be a challenge for me to do that as I would need a ladder for that. They also made me pay for the one bedroom keys which I never received. And we are not made aware of all these things when we move in. Ubers are also not allowed in the complex.

I stay at another property by the same developer and management. Run away! One thing to watch out for is the electricity billing. The building uses a sub-metering system, and they add extra charges like infrastructure recovery and admin fees. I’ve asked for clarity on how it’s all calculated, but haven’t gotten any answers. You pay more then double the Eskom rates!
