Kogelberg Estate

I wont recommend this place. I am only renting for a year, but cant wait to get out. I am getting fines every time for putting a clothes horse outside in my yard. There's no facilities to dry your washing. I took pictures of other tenants also drying their clothes outside. Not sure of they also getting fines. How do they expect us to dry our clothes???? A BIG NO NO FOR ME. I received a fine today of R675. Transgression - washing visible. That is now for my 1 clothing drying stand that was in my yard. It is November 2024. The estate went from pre paid water to a monthly bill. my bill for October was just under R4000. These people are ridiculous !!!!!. I am renting here, but the water account at the house Iown is not even this much...

Great place for start-ups, couples, or newly weds. It's quite small in terms of space for appliances, but it's built for modern living, no cluttering, etc. Disabled parking but not wheelchair friendly makes no sense. Also, they need to change policy on visitor parking that's only for 12 hours, which is ridiculous. If one is drinking and staying over, you risk being clamped.

If I could give it a no star I would ... only started living here 3 weeks ago and we where robbed within a week . Two houses had break ins including us.a week later 2 other houses had break in .. kogelberg is the most unsafe place you could live in... landlords/owners do not care about their tenants emails where send calls where made but we still didn't get feedback... I regret staying here. They use plastic frames on the window that are easy to remove mxm we just sitting ducks really... so if you want to lose all your possessions and put yourself and your family in danger come stay in kogelberg estate kuilsriver... see below how the window was removed

If I could give this complex zero stars I would! We were living there for only 3 months and they broke in by us WHILE I was in the house! They cleared everything downstairs. They broke into 3 other flats that night and in the 12 months we were staying there, there had been almost 10 more break ins and attempted break ins after ours. This place is no where close to secure or safe! As much as the residents try to do something about the break ins, the body corporate doesn’t care and isn’t willing to do anything else to make the complex more safe! I would not recommend moving in AT ALL!!!

This estate ir run like a prison and fines are sent without clarity on issues. I received a fine for planter boxes in the garden but most tenants have multiple items placed in gardens but get notified when inspections happen and all gets brought in as though they follow rules while those who barely break rules are constantly in trouble. Been threatened to clampy vehicle for parking in visitors all the while my paid for additional parking bay is utilized by someone else without recourse. I am moving out shortly and advise anyone wanting to move in DO NOT. Lastly you are not allowed to hang clothes on a washing line albeit in your own garden space or you will be warned and fined and no there are no alternative limes to use.
