The place is deteriorating and more people staying there are loud, rude and dirty
At times Residents have issues with there Agent and deposit. Then Leicester Square receive bad reviews With eg, place is dirty and other 3 from reviews one family Pity.
I am placing this Review because of bad reviews in the last couple of weeks. I feel that what was written was untrue and placed by people that had other Issues. I want to invite anyone that wants to come and visit Leicester Square Complex and see for them self how this Complex look. I have lived here as an Elderly Owner of a Unit for nearly 8 years and have seen the change for the better. The electric fence was not activated, no gardens, the Name board could not be read, Security guards sharing shoes, dirty uniforms, no clear parking bays, no parking shades, blocked drains, stoep lights not working, children playing, riding scooters, bikes and kicking balls between the cars, damaging vehicles and property. All because of the previous Manager's neglect and bad management. Six years ago the Body Corporate employed a new Facility Manager with experience of +- 30 of Property Management. George has firstly seen to the Security of the Complex and its Residents, repairing the Electric Fencing, the Entrance gates and Remotes. He proposed the Building of Store Rooms for Owners to hire, bringing extra income, building a Office, repairing the bins Room and the Security office and Carports for every Unit's car, as the Conduct Rules state clearly "One car per Unit" but he also added extra parking to help accommodate for a 2nd car where possible. 24/7 Security Guards to protect the Residents and Property. With the loadshedding we have Solar lights since 2019 to light up the Complex. And we have not have any crime or break in's. All with the support and approval of the Body Corporate Trustees and the Managing Agent. The large Palm trees are trimmed and kept neat by instructions to our faithful, Complex Worker, Jackson. He also helped with the Gardens that George and myself made with plants from my garden and my extra pots have been placed at the Entrance and in the Complex at no cost! Many of the Residents has planted beautiful small gardens in front of their Units. A lovely sight to see and an encouragement to others. Leicester Square has received numerous Compliments from Estate Agents and Residents in the difference George has made and how neat the Complex is. As all Sectional Title Complexes, we do have problems with Residents, as about 70% of the Residents is Renting here. Most of our Residents abides to the Conduct Rules set up by the Government, but there will always be those that break the rules, do what they want, park as they like, damaging property and children making noise and when they are spoken to, receive warnings and eventually fines will always be offended and put the blame on the Complex Facility Manager and the Trustees. Owners of a Leicester Square Complex Property can always be sure that the Body Corporate Trustees and the Facility Manager look after their Investment firstly and make sure there is growth.
