A great complex - quiet and peaceful!
Relatively old complex but well looked after - it is quiet and a perfect place to raise a family. Close to the lonehill park which is central and close to the shopping center.
An old yet well run complex with beautiful gardens.
Lone Rock Estate in Lonehill initially appears attractive due to its location, security, and general concept as a residential estate. However, after conducting due diligence with the intention of purchasing a property there, several serious concerns came to light that ultimately influenced my decision not to proceed. The most significant issue relates to the estate’s financial management. Over the past three years, the body corporate has reportedly operated at a financial deficit, with trustees consistently spending more than the levies received. This raises concerns about budgeting discipline, long-term sustainability, and the potential for future special levies being imposed on homeowners to cover shortfalls. Maintenance levies are another area of concern. Given the financial deficit, there is uncertainty as to whether current levies accurately reflect the estate’s actual costs or whether they are likely to increase substantially in the near future. For prospective buyers, this creates financial unpredictability that is difficult to justify. Governance and transparency also appear problematic. Annual General Meetings (AGMs) have been postponed without clear explanations. AGMs are a critical mechanism for owner participation, accountability, and oversight of trustees, and repeated postponements undermine confidence in the management and decision-making processes of the estate. Additionally, the cost of water within Lone Rock Estate is notably high when compared to other estates in the Lonehill area. The disparity is significant enough to raise questions about the billing structures and the overall cost of living within the estate. While Lone Rock Estate may still suit some buyers, I would advise prospective purchasers to conduct thorough financial and governance due diligence.
