Manor Park

Lived here since the beginning and security excellent. Cobalt are really good managers and cares and keeps everything running well.

I have lived here since construction completed in April 2015. Things to consider when potentially buying or renting a property here : The residents are quiet and friendly. Privacy could be better, units only have knee hight garden walls. Security and guards are excellent. Both OpenServe and Vox fibre available, completely trenched, each unit has two (Vox and OpenServe) fibre endpoints attached to an outside wall. Electricity provided through pre-paid UniPin meters. Garden service is included in the monthly levy. Ample demarcated parking available, unit reserved parking have carports. Pet friendly for small pets. Centralized hot water/boiler room, none of the units were originally fitted with a traditional geyser. Hot water almost always available despite being shared between almost 300 units. However, if there is an issue with the boiler room infrastructure, nobody has hot water. This has happened, but only very few times and then proactively resolved by the property management agency. Electricity usage is significantly less without a geyser. Morning traffic throughout this area can be an issue, Manor Park is in close proximity to 4 schools. Being on the outside edge of the N1/M1 highway circle, traffic congestion can be significant when crossing over or joining onto the highway. On the street leading to Manor Park, due to the layout the only option for cars involve a single point of entry. This results in CCTV cameras being able to record all vehicles. Security cameras are operated by an armed response company operating from a residential property in the same street. Although Manor Park security is outsourced to a different security company. Which have installed their own CCTV cameras covering the only entry/exit gate to Manor Park. The complex itself and the area located in, qualifies as lower risk by most insurance companies, resulting in lower premiums on content and building insurance. Located very close to Andicio's pizza, KFC and McDonalds, which are all open 24 hours :)

I moved here in April 2016, and since then have gotten to know a few other people who live here as well as the security guards. Everyone here is friendly and helpful. It is a very neighborly place with a pleasant aesthetic and a modern touch. Overall, the warm atmosphere and benevolent people have everything to make a house a home.

This has been the worst complex I’ve ever lived in. There is constantly no hot water because the units have no geysers, and the boiler room and pipes supplying the units are badly damaged. On top of that, there are frequent electricity outages in the area and ongoing water cuts. The living conditions are extremely frustrating and inconvenient for residents.

DONT MOVE IN AS A TENANT OR BUY AS A LANDLORD. There is no hot water in the complex because they use boilers and the boiler system is old and needs serious money to repair which the complex doesn't have . Nor can one put a electric or gas geyser because of needing majority of the landlords to vote on this 9sectional title) and some other technicalities. BOTTOM LINE IS THAT we have gone through the whole of winter without a single drop of hot water, we have to boil water ON THE STOVE to bath!!!! The agents dont also tell you this (sell you a false product), before renting or buying just ask to open their hot water tabs and no hot water will come out, don't think its temporary, its been going on for almost a year now with no resolution in sight. DONT RENT OR BUY, BIGGEST MISTAKE OF MYLIFE!!!!!!!!!!!!!!!
