What a beautiful place and at the moment still being built with one of its kind Lagoon. The penthouse view is absolutely amazing with a two bedroom apartment and built in braai with chimney. I can't wait to see the Lagoon once built up. The complex is very secure with a large entryway. This area is a developing area with many more buildings to come.

Munyaka offers apartments, penthouses and a villa mere meters from the crystal-clear, 30 000m2 lagoon which opened on 1 March 2023. With over 1 000 apartments (including the penthouses and villa) already constructed, the rest of this R10-billion, trendsetting, gated development will be unfolding over the next few years. While all Classic apartments are non-lagoon facing, most Lifestyle apartments — including the 92 units in the newly opened 7-storey Lifestyle Centre — are lagoon facing. All apartments are fibre-ready and include a Scandinavian-style kitchen, eco-friendly appliances, a balcony for outdoor entertaining, and pre-paid water and electricity meters.
I strongly urge anyone considering purchasing property at Munyaka, Munyaka Village, or even possibly Kikuyu Estate to proceed with extreme caution. What is marketed as luxury estate living has, in my experience, turned into ongoing frustration, declining standards, and serious unresolved maintenance and hygiene concerns. The levies charged are substantial, yet the level of management and service delivery does not reflect what residents are paying for. After repeated attempts to resolve matters directly with estate management, I was left with no alternative but to formally open a separate cases with the Community Schemes Ombud Service (CSOS) against the two estate managers, George and Karmen, as well as Elgaru the Property Managers. Escalating to that level is not something any homeowner does lightly — it reflects how prolonged and serious these issues have become. Residents are paying premium levies and rates, yet complaints are consistently ignored, delayed, or superficially addressed. There appears to be little urgency and little accountability when it comes to maintaining acceptable living standards. Ongoing issues in my block include: A serious and ongoing ant infestation for over a year The beginning of a cockroach infestation over the past 6 months, largely originating from vacant and first floor units Geysers leaking through walls, causing visible internal damage Staircases and common areas being cleaned in what appears to be rushed, inadequate sessions Birds nesting inside light fittings, leaving droppings in shared areas Apparent non-compliance with basic fire safety standards These are not minor inconveniences. These are hygiene, structural, and safety concerns that directly impact residents’ quality of life and the long-term value of their investment. Purchasing property is one of the biggest financial decisions most people will ever make. It is incredibly disappointing to invest significant money into what is marketed as a premium estate, only to experience ongoing stress, unresolved maintenance failures, and a lack of meaningful action from management. I am so concerned about the conditions that I am willing to open my home to any serious prospective buyer who wants to see firsthand what residents are dealing with. Transparency is important — and what is shown in marketing material does not reflect the lived reality in my block. If you are considering buying in Munyaka, Munyaka Village, or Kikuyu Estate, please conduct thorough due diligence. Speak to multiple current residents, ask detailed questions about maintenance and pest control, and carefully assess whether the purchase price and levies being charged are justified by the actual standard of management delivered. For me, this has been an extremely frustrating and costly lesson.
I came to do the swimming event in the lagoon as part of the 1st Midmar seeding event. Very well organized. I believe they will look at the parking in future, as I can see alot of construction still going on. We then had a breakfast at the Laguna. I am very glad I visited this place. I will come again
