Notting Hill Complex - Randburg.

Absolute worst experience staying here. Guards are rude and the complex advertises as animal friendly when they very much aren’t (my cat was injured by another tenant). So much litter and broken glass in the parking areas and if you have a garden apartment expect the above floors to happily sweep and throw their filth into your unit. Also don’t recommend to anyone who works at home since children scream outside the units and people sit in their cars blaring music. It’s also located across from a dump site which is an abandoned home, be careful of dodgy characters coming in and out of there. Body corporate/management is not helpful whatsoever and you can barely get in contact. I had severe mould on my ceilings and bathroom when I moved in that was never fixed and was painted over, even though I was told that the list of things to be fixed on arrival would be done within the first week-extremely unsanitary. Make sure you check your fault list when you move in as renprop takes the entire lease and sends a letter of demand for thousands more for basic wear and tear as well as pre-existing issues the unit has-from the comments it seems they do this often. Garden service would choose to not cut my grass for three weeks at a time. There is also a rat problem so it is not uncommon to find rodents or insects in your unit. The dustbin areas are deplorable.

Notting Hill is one of the best complexes I’ve invested in. It’s professionally managed by Renprop, with an excellent levy and debt collection process that keeps everything running smoothly. The apartments are low maintenance and always in high demand — I’ve never had a vacancy longer than a month. Great location too, with easy access to Sandton and Bryanston. Highly recommended for both homeowners and investors.

I stay here. Its quiet and just so peaceful in the mornings. Cant fault it at all. Security is very tight. Only been here 8 months and already getting offers from buyers and my place isn't even on the market.

Appearances can be deceiving. Looks good on the outside and day one. But cleanliness is not great. Constant overflow of garbage by residents. If you stay on a ground floor unit, you deal with overflowing bins, smells and a lot of flies. Attached a photo of nappies outside the bin in a pizza box with flies around.
