Unsafe Place - Not Recommended I recently stayed at Octave for a month and a half, and I regrettably have to share my experience due to serious safety concerns. While the property itself had some appealing features, our stay was marred by the alarming environment. One night, we witnessed a traumatic scene through our bedroom window where security guards were chasing after robbers around 3 AM. This incident left us feeling vulnerable and unsafe. Despite the property's amenities, the fear of potential break-ins overshadowed any positives we initially felt. We ended up leaving early due to these security issues, which is not something we ever expected to do. If you prioritize safety during your stay, I would strongly advise against renting this property until improvements are made. Your peace of mind is not merely an amenity—it's essential for a comfortable stay.

It is worrying that there has been multiple breaks in from last year per consultation with the tenants that stayed last years and two breaks in May due to poor security as the response time when the break in occur is disappointing to say the least. The electric fences are not working, which allowed the robbers to break in. Also, even with visitors, they can easily access the premises which brings the quality of the security in question
I do not recommend this place to anyone - there is disgusting mould on our bedroom wall as well as the little storage wall. We reported the issue and they sent someone to come have a look and we haven’t heard anything since. This is very dangerous to our health since we also sleep with a small baby Guess what, 3/4 months later and our issue is still not resolved. We are now tired of sending emails coz they keep telling us the same story that they are waiting for management to approve the quote as they have to fix the leak in the bathroom but they never get back to us. This past weekend there was yet another break in, it is really scary staying here. The place may look aesthetically pleasing but it is not worth staying here.
M&T Property Developments Extremely Unprofessional and Major Security Issues at Octave Complex This agency (M&T) has shown a clear lack of professionalism, accountability, and regard for tenant wellbeing. The customer service is dismissive, arrogant, and quick to gaslight legitimate concerns. After maintaining a clean rental record with timely payments and no issues during my lease, I was shocked to receive an email titled “Notice of Blacklisting” after moving out—without any prior communication about an outstanding balance. This came across as an unnecessary threat rather than a respectful attempt to resolve the matter. When I raised concerns, the response was defensive and insincere, offering no genuine apology for the tone or conduct. In addition to this poor treatment, the complex itself is riddled with serious security flaws. There have been frequent break-ins, the boundary wall is low and the electric fencing appears ineffective. Shockingly, there are no security cameras monitoring the perimeter of the complex, leaving residents exposed. To make matters worse, the complex is located inside a larger estate where estate security is virtually non-existent, with security gates often non-functional and access control is poorly managed. Tenants deserve better, not only in terms of communication and respect, but also basic safety. I cannot in good conscience recommend this property or its managing agency (M&T Property development) to anyone.
Recently moved out of Octave after staying for over 2 years. Loved the place as its always clean and quiet. We did previously have issues of security which was a great concern however I appreciate their proactiveness and to change security companies. Just be mindful that noise is completely not tolerated at all. The place is usually absolutely quiet. Other than that, I'd definitely recommend Octave.
