Gorgeous and safe complex, however you can tell that certain expenses were spared. Leaking bedroom and bathroom ceiling, walls are collapsing due to (recurring) flooding and tenant cars are damaged, cockroaches are creeping up suddenly and issues take a while to be resolved.
PLEASE READ BEFORE MAKING A DECISION! If I could, I would give it a zero, but the only option is to give it 1 star. Stayed there for a year - many issues, collapsing walls, clubhouse issues, leaking roofs, delays in addressing complaints, and recent roach issues. There were more roaches than residents at one point. Upon moving out, all efforts were made to repair, and still, deposit was not paid accordingly. They billed us R5000 for paint and pollyfiller for the outside walls? There are more students or "content creators" living there, so it's not for the working professional. You will not have regular internet, noise levels from AM to PM. When the upstairs flushes, you can smell it in your apartment. The walls are so thin, you can hear someone sneezing upstairs. Felt like it was a student block at one point. Glad it's over - never going back. And if you do decide to stay there, you will only have yourself to blame. Note: our neighbor owned one of the units and she didn't have HOT WATER FOR THE FIRST YEAR upon staying there.
Great Complex with a Few Downsides I stayed at this complex for two years, and overall, my experience was positive. One of the biggest pros was how quiet it usually was. They implemented rules regarding loud music, which helped maintain the peaceful atmosphere. The security is top-notch; I always felt safe, and the guards are consistently friendly and approachable. In terms of utilities, the pricing was very reasonable. We purchased hot water, cold water, and electricity units, and even after they changed the metering system, there was no impact on the cost. Additionally, they have backup water tanks, which were a lifesaver during the frequent water outages in the Ferndale area. However, the walls between units are quite thin, so I did sometimes have to deal with noisy neighbours and their barking dogs. The area of Ferndale itself can be prone to power and water outages, but the complex did a good job mitigating some of these issues. Overall, it’s a safe and affordable place to live, with a few minor inconveniences.
This was honestly the best place I’ve ever stayed at. It was clean, comfortable, peaceful, and well maintained. If I had the chance, I would go back in a heartbeat. I miss it so much and would highly recommend this place to anyone looking for a comfortable and affordable stay.
