At least once a month, residents at The Reid experience either no electricity or no water. This week alone there have been “burst pipe” repairs twice. It’s extremely frustrating, especially when we’re paying such high levies, and there’s a clear lack of accountability.

Such a beautiful estate. My husband and I are absolutely loving it here. Definitely a solid investment and excellent choice for a family home 👌🏻 I've read a few bad reviews here, which I'm really confused by. All I can say is that it has not been our experience at all. The estate management has recently changed and have given us excellent service. I also don't understand the electricity complaints as we have never experienced an outage🤷🏻‍♀️ I know it was an issue a long time ago, but definitely not this year...

It is becoming increasingly evident that these so called backup power systems were used to lure buyers into purchasing properties under false expectations. A backup power system that is non functional for years cannot be considered a feature or benefit. Residents paying premium levies deserve transparency, accountability and infrastructure that actually works. After three years of the same promises and the same outcome, Balwin's handling of this issue reflects poorly on its management and its commitment to the people who live at The Reid Lifestyle Estate. Response 10 July 2026 You state that the battery backup system was designed to provide approximately two hours of backup power during Stage 4 load shedding. If that is the case, how is it possible that for the past three years residents have repeatedly experienced outages where the battery system has either failed to operate altogether or required a technician to be called out yet again? If the system is operating exactly as designed, why does the same issue continue to arise after every significant power outage? You also state that the recent outage was caused by incoming Eskom supply exceeding the estate's design parameters. That explains one incident. It does not explain the repeated failures and repeated technician call outs over the past three years. These issues existed long before this most recent outage. Another question residents deserve an answer to is why updates regarding the battery backup system are only communicated after there has already been a power outage. If the system has known limitations, ongoing maintenance, recurring faults or degradation, why are residents not proactively informed? Instead, every prolonged outage is followed by another message saying a technician has been dispatched to assess the system. After three years, surely residents are entitled to know what the underlying problem actually is, what has been repaired, what has failed, and what the long term plan is. You also mention that continuous backup power would require a generator at a cost of approximately R15 million. Respectfully, this is irrelevant to my review. My concern has never been that the estate should provide unlimited backup power. My concern is that the existing battery backup system has, in practice, failed to consistently provide even the backup it was supposedly designed to deliver. What is also concerning is Balwin's own marketing. Balwin promotes its developments as providing energy security through battery backup and other power solutions, stating that these initiatives reduce reliance on the national grid and provide benefits to homeowners. Balwin has also publicly announced that the first battery backup solution was installed at The Reid in April 2023 as part of its commitment to improving energy security for residents. If the battery backup system has genuinely been functioning as intended, then why have residents continued to receive repeated notifications over several years that technicians are being sent to investigate the system whenever there are extended outages? This is not simply about one recent incident. It is about a pattern that residents have witnessed for years. Rather than dismissing concerns as "factual inaccuracies", it would be far more constructive to provide residents with a transparent history of the battery system, including how many faults have occurred, what repairs have been undertaken, whether the batteries have deteriorated over time, and what permanent solution is planned going forward.
