False advertising, the units look nothing like the show rooms. The management doesn’t care about tenants safety, the grass is terrible and nothing like the showrooms. Everything is low quality, they used cheap materials and the showers have no door. The units were new but they so poorly done, everything is a mess. I wouldn’t advise staying here unless you regard your safety. Criminals break in and hold people hostage, it’s a terrible place

A terrible experience. Security is also not up to standard. Management was fully aware of the area they chose to build in, yet adequate safety measures were not put in place, which unfortunately resulted in a break-in. The property was falsely advertised — the bed base cannot fit up to the rooms, yet management denies knowing about this and acts as if it’s the first time they’ve heard of the issue. Maintenance concerns are continuously ignored. There are constant drain blockages, even from the day of moving in, due to cement not being properly removed from the drains during construction. Instead of taking responsibility, they informed us that we would have to pay for it to be fixed. Overall, the lack of accountability and responsiveness has been extremely frustrating. I would not recommend this property to ANYBODY.
Would not recommend – extremely disappointing experience Our experience at Tirong Views Complex, managed by IHSPM, was extremely frustrating. From day one we reported serious issues — including a blocked drain in the main bathroom, rats in the yard, doors that didn’t close properly, and very low water pressure. We followed up multiple times, but nothing was ever fixed and no explanations were given. We were forced to live with these problems for months. The unit also comes without curtain rails, and we were told we could install our own and wouldn’t be charged when moving out. Despite this, we were later billed over R3000 for “damages”, many of which were the exact unresolved issues we originally reported. The building manager initially confirmed there were no damages at exit inspection, then later added charges. Security is also a concern — there’s no proper visitor system and people are let in without verification. Garden workers accessed our yard without notice, and the back gate was often left open. Communication from management was basically non-existent — we had to find things out from security guards. The back and forth over our deposit was exhausting, and neither the building manager nor the sales agent took accountability. It felt like more effort was put into fighting us for our money than addressing our concerns while we were tenants. We’ve since moved elsewhere and are much happier. The difference in management and professionalism is night and day. Unfortunately, this was one of the worst rental experiences we’ve had.
Worst rental experiences to date. Especially when it came time to canceling the lease. Maintainance was...not a thing. Our ensuite shower was blocked from day 1 and was never fixed, they wanted us to pay just to check what the problem was after they had 'fixed it' but it was still blocked. The fences and wooden beams have gaps in them big enough for small dogs to enter through. A Break-in occurred and Management did not take any accountability whatsoever. Saying IHSPM staff (credit control) are rude, callous and ignorant is a generous understatement. Instead of paying back your deposit with interest after as per the building manager, a good exit inspection, IHSPM would rather inflate the exit inspection quotation to match your deposit to the cent to avoid paying you back. Goodluck should you ever rent with them
When we moved in, the property itself was mostly finished, however there were still outstanding things that needed to be done. The outside walls were dirty and we were told painting would be done. Until now, this has still not been attended to. Maintenance is very poorly handled. There is a system to log issues, but it does not work properly. I logged plumbing and fumigation issues and they were not attended to. Following up with management is frustrating because there is no proper response and nothing gets resolved. One of the main reasons we chose this place was because we were told the units have solar geysers. My apartment does not have one, and management has since said there is “no budget” to install it. That is misleading, as this feature was used to market the property. Moving in also came with unexpected costs. Due to the design of the stairway, bed frames larger than a double do not fit upstairs unless they are taken apart and reassembled, which costs tenants extra money. This was not communicated before moving in. The units are also not curtain-ready. There are no curtain rails installed, so tenants must buy their own rails and pay someone to drill and install them. Again, another expense that should have been communicated upfront. Security exists, but it is not effective. There are security guards on site, however they are not armed and the visitor access/code system does not work properly. Delivery drivers and visitors are often allowed in without proper verification or access codes, which defeats the purpose of having controlled access. This makes the complex feel unsafe. There was a robbery in the complex and response was slow. As a resident, I do not feel safe here at all. Overall, this place is poorly managed, full of false promises, hidden costs, and complete disregard for tenant safety and maintenance. I would not recommend moving here unless you enjoy being stressed, ignored, and paying extra for things that should already be standard. Don’t get me started with the amount of RATS that are here!!!
