Clean complex, just a rather complicated code/visitors system.

This complex has so much potential. Yet it’s clearly not being managed properly. As a property owner I feel sorry for the levies that people are paying here while the swimming pool looks filthy and the tennis court is basically a playground for the kids in the complex. There’s two other Estates across the street and they look so much nicer especially by the entrance/security gate area. Meanwhile this complex has emergency tape around the perimeter of the entrance seemingly to prevent uber and bolt cars from parking in front of the entrance. Aesthetically it looks horrible. As for the security guards the older ones in their 50s are great people that are humble and by default treat each person like they would their own children. However the younger ones leave a lot to be desired. Often the gate doesn’t work for days or weeks on end. During those times security has to manually open and close the gate or put a barrier to restrict access. The younger security guards will approach with hostility assuming you an uber driver or visitor and only clean up their act once you have shown them your tag as a resident. Not to mention residents pay a monthly fee to use the entrance. Something the rental agents do not mention (I remember specifically asking Pat from Grace Realty about any other fees besides rent and I was told there are none) until you receive a invoice with sewerage and gate access charged to you for around 600 a month. Definitely won’t be renewing my lease here. Unless you have kids this is definitely not the place for you.

Beautiful and well maintained gardens. It is one of the nicest complex around. There is just too much traffic by the visitors' gate every time I come to visit.

Pretty gardens, quiet complex - especially considering the number of units, pretty spacious units - the master and lounges especially. Security is pretty tight in my experience - which is great. Areas of improvement: Such a tiny pool for so many blocks of appartments, no gym which would do well this complext to compete with the "luxuary apartments" popping up. Difficult to copy keys for the main door etc - you would have to change the whole door/lock system as I think most of the finishings are imported.
