I genuinely struggle to put into words how terrible my experience with AFHCO was, but I will try. It started when I was informed via email that my lease had been cancelled with no explanation. When I called the contact person listed (Suburban Portfolio Manager), she was rude and dismissive, and incorrectly insisted information was in the email that was not. This set the tone for the entire experience. I emailed AFHCO marked “URGENT” explaining I could not move out without my deposit, as I needed it to secure alternative accommodation after being forced out on short notice. I never received a response. Instead, I later received an email asking me to rate their customer service — despite having received none. During move-out, we also experienced poor treatment from the building manager, who refused to assist with something as simple as lending a screwdriver and told us it was “our problem”, while AFHCO simultaneously attempted to charge us for leaving items that were actually improving the unit. AFHCO then tried to charge me R800 for items that were already recorded as faulty or missing on my move-in inspection. After weeks of chasing, these charges were eventually removed, but only after more than three weeks of stress, repeated calls, and no clear answers from staff. I was repeatedly told the call centre could not make outgoing calls and could only email management, the Area Manager, who probably had hundreds of emails relating to my case and was apparently the only person in the entire company who could remove the charges. Yet my wife was later phoned directly by AFHCO, contradicting what I had been told. Despite repeated follow-ups, basic issues took weeks to resolve, and AFHCO still didn't call me once. To make matters worse, I was mistakenly sent another tenant’s private information and inspection report on two occasions, a serious breach of privacy. When raised, I was told to delete the emails and contact customer service. Communication became increasingly dismissive the more I pushed for answers. I also discovered inconsistencies in how other tenants’ deposits were handled, including cases where tenants moving out after me were refunded before I was. Although AFHCO’s policy states deposits should be refunded within 7–21 working days, I only received mine at the very end of the 21st working day — and only after constant daily follow-ups. Even then, no proper breakdown of deductions or interest was ever provided. This entire process caused significant stress, frustration, and anxiety. I have never experienced customer service this poor, or this inconsistent, in my life. I am not someone who usually leaves reviews, but AFHCO left me with no choice. I would strongly caution anyone considering renting through them. Based on my experience, expect poor communication, no accountability, and a constant struggle to resolve even basic issues. I would not recommend AFHCO under any circumstances.

I stayed at Kingston Flats in Windsor, the building manager was great, I unfortunately lost my job due to retrenchment and I provided AFHCO with a months notice. I moved out April 2026, I paid deposit of R3990, it is June now and I have not received my rental deposit or even communication as to why I have not received my deposit. I am so disappointed and I need my money to cover expenses especially since I am not working.

Despite this, on 27 August I was told I “owe Afhco” and would not receive my refund. This is unacceptable. I paid my deposit, rental, and parking fees in full when I moved in. To now be denied my refund after being assured otherwise is deeply unfair. Your property misleads tenants with promises at the start, only to impose unexplained charges later. Even with proper notice, you find reasons to withhold deposits, citing “damages” or other unjustified costs. Becareful AFHCO is ripping people off i dont recommend people to stay there

I vacated my unit on 31 May 2026 after serving 28 business days' notice, exceeding the 20 business days required under Clause 19.1 of my lease agreement. I completed the full exit inspection process and settled all outstanding fees. Despite this, AFHCO has refused to refund my deposit without providing a clear, written explanation or citing a specific clause that justifies full forfeiture. When I requested clarity, I was met with generic, template responses and was simply told to "refer to my lease." Upon reviewing the lease myself, Clause 32.3 clearly states that only a reasonable penalty may be charged — not full forfeiture of the deposit. To date, AFHCO has not provided a breakdown of what is being withheld or why. I have engaged with AFHCO professionally and in good faith throughout this process, raising my concerns multiple times via email. Unfortunately, the responses received have been vague, inconsistent, and unsatisfactory. I am a reasonable person. I have acknowledged that deductions for outstanding fees and exit painting costs are valid. What I cannot accept is the withholding of my entire deposit without justification, reasoning, or transparency.

I am extremely unhappy with the service I have received from AFHCO. I have been a tenant for nearly three years, and unfortunately, the service has become very poor. Based on my experience, I would not recommend AFHCO properties to anyone. My electricity meter was switched off on the 3rd, despite the fact that my rent had already been paid. I have been trying to get hold of the relevant people to have my electricity restored, but I am not receiving proper assistance or communication. I do not owe AFHCO any outstanding rent, and I can provide proof of payment. I therefore do not understand why my electricity has been disconnected. I am especially disappointed with the way this matter has been handled by the property manager. I expect professional communication and proper assistance, particularly from someone responsible for managing tenants and resolving their concerns. Please urgently investigate this matter, restore my electricity, and provide me with a clear explanation as to why my meter was switched off despite my rent being paid. I have been a tenant for nearly three years, and I believe I deserve to be treated fairly and with respect.
