WARNING: Your Belongings Will Be Stolen and Management Will Refuse to Help On 17 January 2026, I discovered that over R37,000 worth of valuables had been stolen from my locked, rented unit within the estate. The estate's own security staff physically watched me pack these items into the premises, yet when the theft was discovered, they suddenly claimed to know absolutely nothing. The entire situation highly suggests an inside job that is being actively covered up. Since the day the theft was discovered, the Estate Manager, Wayne Enoch, and the Portfolio Manager have been completely uncooperative. They have outright refused to provide the necessary CCTV footage, refused to schedule a single meeting with me to investigate the breach, and have actively avoided my correspondence. Even on the day I moved out, the Estate Manager completely avoided me and made no attempt to discuss or resolve the matter. My rental accounts are fully paid up, and I have done everything by the book as a tenant. A formal criminal case has been opened with the police (Midrand SAPS CAS 414/01/2026), and all evidence has been handed over to the investigating officer. If I could give zero stars, I would. I strongly advise anyone considering moving into The Precinct to look for another property developer other than Houss. Your belongings and safety are not secure here at all, and management will abandon you when things go wrong. Management’s absolute refusal to assist with a serious crime committed on their own property is a massive red flag! Take your hard-earned money elsewhere.

You won't be getting your deposit back. Kiss that thing goodbye. The finishes in the apartments are bad quality, they look okay but feel flimsy. There is so much noise, an insane amount of noise, every day of the week. I actually didn't have a big issue with reaching and communicating with the staff, up until they found out I was leaving. Maybe you'll have a different experience to me, but it did not live up to the "Luxury" in the name. 100% would not recommend.

Utility charges lack transparency, with little explanation of how costs are calculated. Residents are also charged for solar-related costs without any clear benefit. Security is another concern. Vehicle-related crime has occurred within the complex, and the lack of visible security measures leaves residents feeling vulnerable. The presence of short-term accommodation units creates a constant flow of unfamiliar visitors, making it harder for long-term residents to feel secure or build a sense of community. Overall, The Precinct Apartments falls short of its premium image. High rents are paired with poor management, unreliable WiFi, unresolved maintenance issues, questionable utility charges, and security concerns. Based on my experience, I would encourage prospective tenants to research carefully before signing a lease.

I absolutely love the contemporary design, especially the stylish loft apartments that are perfect for young professionals. The lifestyle amenities really set this place apart, with facilities like a swimming pool, indoor soccer, padel courts, and an on-site restaurant, creating a true live-work-play environment. The property is clean, secure, and beautifully maintained, with a modern atmosphere that makes it feel both luxurious and welcoming. If I had the opportunity, I would definitely choose to live here.
