Nice place for a living. Cool environment, peaceful, secured and well positioned. Clean inside and outside with enough parking for tenants. Affordable and not busy, good for a small family or young adults.

The tenants are so loud including adults and kids They play loud music,all playing different genres which makes it hard to fall asleep. The place is full of cockroaches everywhere. The only thing I love about this place is one of the security guards (Sipho) if I'm not mistaken, he's very generous when it comes to visitors as well to tenants,he'll always make sure you're being helped in all aspects and the lady that cleans the building is doing a great job . I thought I'd stay here for at least 6 months but with clamming noise, I won't be to .
I believe when you search for a place to stay or anything generally in life which you will Pay for you do as much research as possible. I do not like sharing with people generally especially not a bathroom. But because I was told about this before I even signed my lease I knew what to expect. I love this place there are a lot of cockroaches I have to admit, you know why because cleaners place rubbish bins in the designated areas for people to throw garbage in, but no people do the opposite of that, regardless of the efforts done. And when it comes to the noise I have never in the 5 months I have stayed here experienced any noise which is out of the ordinary that needs me to report to the manager, only over the weekends and it stops before 10pm, that is totally understandable people are having a break from work. Now tell me which place around Marshalltown can charge you a maximum of R3100 including everything and feel safe at the same time. I have had 1 or 2 disagreements with the manager, that's normal I believe, we are not in paradise. So if one needs perfection they have to make sure they are willing to pay for that. The place is great, but if you don't like sharing bathrooms then it's a no no. Either than that there are no hidden cost. Electricity is prepaid though. And one thing we all need to keep in mind is that you as a person create an environment for yourself same as your workplace. If you do not treat something right the same negative energy will come back to you. Hence you'd find people working for the same company but with different views. Have an awesome one!!!
I currently stay at Atkinson House in Marshalltown, and I strongly advise against moving into this building or any other building managed by Afco. The service is absolutely terrible across the board. We have now gone 7 days without electricity. That means no warm water to shower, no working fridges (our food is spoiling), and no proper lighting. This is not just an inconvenience — it's a complete failure of basic living standards. When it comes to maintenance, they are consistently unresponsive and unreliable. This isn’t the first time there’s been a problem, but it’s definitely the worst experience I've had with an Afco-managed building. Requests take forever to be handled, and when they do respond, it’s just empty promises. Afco has shown no urgency, no care, and no accountability for the state of the building. Tenants are paying rent to suffer, not to live comfortably.
The showers are a problem. The water is either too cold or to hot one can't control it. The building is nice to stay at but such things are a headache...
